*_Job Summary_* Perform duties to ensure that all mechanical systems and equipment are operational and properly maintained and all common areas and amenities are maintained in a clean condition, working within the limits of prescribed routines. *_Essential Duties & Responsibilities_* * Performs a variety of cleaning/maintenance duties as assigned including but not limited to sweeping, mopping, vacuuming, dusting, polishing, trash disposal, replacing light bulbs and window cleaning. * Informs Supervisor of needed supplies. * Maintains all cleaning solutions in accordance to OSHA requirements for hazardous chemicals. * Removes trash from premises and assists in emergency cleaning. * Ability to properly utilize new equipment and follow safety procedures prior to using this equipment. * Maintains friendly and professional attitude. * Responsible for maintaining the appropriate level of sanitary and cleaning supplies for assigned areas. * Inspects all assigned areas daily and reports all cleaning and maintenance discrepancies to Supervisor. * Ensures all safety precautions are followed while performing work. * Maintains working relationship with building staff. * Maintains assigned equipment in good working condition. * Responsible to clean restrooms: Sweep and mop floors, refill all dispensers such as hand towels, toilet paper & hand soap. Cleans toilets, urinals, sinks, mirrors, counters, & partitions. Empties/removes trash. Reports any discrepancies or deficiencies to supervisor. * Cleans and arranges pool furniture and fitness center equipment. * Work from instructions and complete daily work orders and required forms. · Paint common areas and touch up as required. Inspect areas that need paint and advise manager. · Perform casual labor, such as lifting/moving heavy items as directed by supervisors and following appropriate safety procedures. · Perform light checks and report to Supervisor. · Complete pressure washing of common areas to include entry ways, sidewalks, paver areas, etc. *_Additional Duties & Responsibilities_* * Conduct business at all times with the highest standards of personal, professional and ethical conduct. * Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies. * May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines. * Ensure all safety precautions are followed while performing the work. * Follow all policies and Standard Operating Procedures as instructed by Management. * Perform any range of special projects, tasks and other related duties as assigned. *_Supervisory Responsibility_* No supervisory responsibility. *_Education & Experience_* High school diploma or equivalency preferred and two years general experience in building trades, repair and maintenance work; or equivalent combination of education and experience. *_Knowledge, Skills & Proficiencies_* · Ability to properly utilize new equipment and follow safety procedures prior its use. · Good written and verbal communication skills · Good customer service and interpersonal skills · Ability to respond to emergencies on a timely manner · Ability to drive to different locations as needed *_Tools & Equipment Used_* * Use mops, cleaning solutions, water and foam hoses, scrub pads, brushes, brooms, hand tools, and personal protective equipment as required. *_Physical Requirements/Working Environment_* Able to lift 50-100 lbs. following appropriate safety procedures; Work in an upright standing position for long periods of time; Crawl in small and tight spaces; Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain); Walk and climb stairs; Handle, finger, grasp and feel objects and equipment; Reach with hands and arms; Ability to quickly and easily navigate the property/building as required to meet the job functions; Repeat various motions with the wrists, hands and fingers; Complete all required forms; Ability to respond to emergencies in a timely manner; Climb ladders and work at heights above ground level (maximum 3 ft.)
