Location: Shah Alam Logistics Centre
Performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. Working under close supervision, assists in monitoring building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.
ESSENTIAL DUTIES and RESPONSIBILITIES
Attend to calls relating to technical matters.
Able to communicate in English and use e-mail to communicate;
Words & Excel.
Supervise sub-contractors for both subcontractors of the Contractor and term contractors & adhoc contractors to ensure all jobs are carried out properly and according to job specifications.
Ensure safety rules and guidelines are followed.
Conduct regular site inspection to ensure smooth daily operation of all M&E equipment of the building.
Perform scheduled preventive & corrective maintenance on all M&E equipment of the building including quarterly M&E building inspection.
Attend to all management, clients and tenants requests or complaints.
To trouble-shoot and carry out minor repair works and to rectify defects or faults. Examples of minor works amongst others are to replace toilet fittings, replace blown light tubes, clear minor chokage etc.
Monitoring, recording and updating M&E and Building Part Inventory.
Coordinate and supervise all M&E vendor/contractors engaged by FMC.
Call for quotation, site show-round and advice on M&E and building related works to be carried out.
To handover and takeover tenanted space; Process building and M&E plans related to building defects, handing/taking over and A&A works.
Carry out monthly/quarterly periodic inspections on assigned properties with standard checklist, identify any defects or irregularities and follow up with tenant on necessary repair/reinstatement/regularization. Timely renewal of licenses and certificates, submission of service reports by tenants.
Handle tenants requests and feedback, liaise with tenants on management and maintenance issues in line with SOP and Tenancy Agreement.
No formal supervisory responsibilities in this position.

EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and a minimum of 3 years of related experience and/or training.
CERTIFICATES and/or LICENSES
May require valid driver's license.
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.
Ability to calculate simple figures such as percentages.
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires basic analytical skills.
OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
