JOB SUMMARY

Manages all aspects of the Building Engineering, Operations and Maintenance department at Marriott headquarters and satellite buildings. Provide expert advice and guidance on designing and reviewing processes including identifying areas for improvement. Manages internal team, contractors, and vendors in planning, designing, execution and overseeing the reconfiguration, preventative maintenance, reactive maintenance, plant operations and repairs of facilities equipment Responsible for ensuring service excellence and enhanced experience for the users and occupants within the workplace. Coordinates and manages day-to-day tasks and activities for the organization's facilities, including planning, organizing, coordinating, and reporting on facility infrastructure, and equipment.

EXPECTED CONTRIBUTIONS

Overall responsibility for day-to-day operations of the Maintenance department
Directs Chief Engineer and maintenance team which includes work allocation, training, and problem resolution.
Determines the appropriate equipment, tools, manpower, and materials to be used for assigned projects
Develops and oversees preventive maintenance program for building equipment and systems
Directs the operation and maintenance of building HVAC equipment
Analyzes and solves technical maintenance issues
Reads and interprets construction drawings, blueprints, shop drawings, and other diagrams
Assures that critical applications, security, fire, and emergency systems are maintained, updated, and inspected, and that they conform with local, state, and federal codes
Formulates and programs updates to building systems
Establishes departmental priorities and develops short-term and long-term planning
Schedules capital expenditure as well as maintenance department projects
Establishes work standards and operating procedures while ensuring compliance with project plans and specifications
Prepares and approves invoices, purchase orders, accident reports, work releases, and contracts Exercises full supervisory authority in the department to include hiring, evaluating, promoting, and terminating personnel
Initiates disciplinary action as needed
Interface with all Marriott HQ and satellite departments on matters relating to all facility operations and maintenance issues to ensure client satisfaction.
Manage the daily activities of all facility operations to include, technical, mechanical, and aesthetic appearance for Marriott Headquarters and satellite buildings.
Oversee the activities of external/internal contract associates; monitor and inspect work to ensure adherence to contract specification, schedule, cost and ensure industry standards, are maintained Adherence to MOSHA, OSHA and EPA requirements as related to all facility operations.
Administer Computer Managed Maintenance System.
Remain available on a 24-hour, 7-day on-call basis as a principal respondent to Marriott Headquarters and satellite building emergencies and off-standard situations.
Develop, execute, and monitor operating and capital budgets by tracking dept. spending to ensure that all expenditures are allocated in accordance with the department budget
Assist as needed with coordinating logistics for events, conferences, any other hospitality actions. Ensure event expense are billed back to requesting department
Recommend procedure and/or process improvement for increased cost efficiency and risk mitigation
Understand and meet applicable FM Service Level Agreements
Manage 3rd party provider delivery & performance, including landlord relationship management where applicable

CANDIDATE PROFILE

Key Skills/Requirements:

Working knowledge of building systems, structure, interiors and exteriors, grounds, sustainability, energy management, water management, materials & consumables management, and waste management
Minimum of eight-years of management background in a facilities management position:
Knowledge of materials, methods, industry best practices, and equipment used in facility maintenance, repair, and construction activities
Knowledge of the types of repairs and the levels of maintenance generally performed in building, grounds, and vehicle maintenance and repair programs
Knowledge of occupational hazards, standard safety precautions, and safe work practices
Knowledge of record keeping and reporting procedures
Knowledge of organizational and management practices relating to the analysis and evaluation of programs, policies, and operational requirements
Ability to provide administrative and professional leadership
Ability to analyze problems, identify alternative solutions, and forecast the consequences of proposed actions
Ability to recommend and implement goals, objectives, and best practices in support of effective departmental operation
Ability to research, analyze, and evaluate new technologies, procedures, and techniques
Minimum of five-years’ experience building an automation system.
Must possess a working knowledge of MOSHA, OSAH, EPA, FDA, and Health Department regulations.
Excellent verbal, written communication skills, leadership, team building and training abilities.
Proficient technical computer knowledge.
Ability to meet the physical demands for successfully performing the essential functions of the position including work performed near moving mechanical parts, and work performed outside in extreme weather conditions that may include wind, rain, snow, ice, cold, and heat.

Education/Experience:

Four-year degree from an accredited university required with a major in Facilities Management, Mechanical Engineering, Property Management, Building Construction or related field preferred.
Industry certifications such as Certified Facility Manager (CFM) or Facility Management Professional (FMP) preferred, or other relevant industry certifications.
Maryland First-Class or District of Columbia Third Class, Stationary Engineer's Operating License or equivalent preferred.
