Our client is currently seeking a General Manager to oversee the day to day running of a large residential development in West London.
The Building Manager is responsible for the day to day management and security of the development (comprising of the blocks of apartments and estate areas) ensuring that they are maintained and presented to a high standard at all times.
Working hours:9am to 5.30pm, Monday to Friday (occasional evening meetings as and when necessary)
1.Supervision of all contractors and service contracts, ensuring that the communal areas and equipment are maintained to a high standard. Monitor attendance of contractors. Agree action regarding any concerns with Property Manager/clients representatives.
2.Supervision of site staff.
3.Carry out monthly inspections of the development using the app.
4.Managing covenants for properties and reporting potential breaches to the Property Manager.
5.Weekly inspection of the common parts to identify repair requirements, health and safety risks and to ensure service standards are being maintained. Immediately report health and safety risks to the Property Manager.
6.Reporting all maintenance issues.
7.Publish regular communications/newsletters to residents. A strong commitment to increasing tenant relationships and increasing resident engagement.
8.To insure all Health & Safety audits are up to date and all actions are monitored and recorded and completed (the development is compliant).
9.Putting together the Service Charge Estimate and reviewing the Service Charge Accounts.
10.Monitoring of any additional littering problems (fly tipping) and working with all of the stakeholders to try and eradicate the problems.
11.Taking and recording communal meter reads.
12.Carry out programme of equipment (fobs). fire alarms, electronic barriers, etc., as agreed with Property Manager.
13.Being reasonably available to owners and office staff during working hours for the purpose of dealing with enquiries etc.
14.Generally oversee the security of the development, and devising common sense measures, in conjunction with all stakeholders/local authorities/Police etc. This includes the management of the CCTV system.
15.Liaising with external regulative bodies such as the Fire Brigade, Police, Housing Associations, and Estate Agents etc.
16.Maintain inspection, incident and other records as required by the managing agents.
17.Other duties reasonably requested by the managing agents to facilitate the good management of the development (including attending occasional evening meetings when required).
Ability to work unsupervised.
High level of building maintenance experience and Estate Management functions.
Excellent people skills ability to communicate/negotiate effectively with a range of people.
High standard of appearance.
Good Understanding of customer service and appreciation of high work standards.
Willingness/ability to carry out both and clerical duties.
Pro-active and flexible at all times.
Ability to supervise staff.
