Property Managers are responsible for overseeing the operation of a set of assigned multifamily properties. A typical day will include visiting and inspecting assigned properties, monitoring vacancy and leasing efforts coordinating service requests, assisting residents with questions and concerns, managing apartment turns, processing rent payments, tracking delinquency, and maintaining excellent communication with property owners. As the primary point of contact for residents and clients, the Property Manager is an important face of the company and as such, must convey our brand of professionalism and a can-do attitude.
Property Managers should expect to work with a variety of building types, locations, tenants, and property owners. We are currently seeking a Property Manager who will focus primarily on properties located in South King County.
DUTIES / RESPONSIBILITIES
Advertise and inspect available apartments
Understand and follow Federal, State, and local fair housing laws
Schedule and tour prospective residents and maintain records of guest activities (all Property Managers contribute to leasing)
Provide prospective/current residents with exceptional customer service
Ensure apartments are ready for new residents prior to move-in date, including coordinating any maintenance and cleaning needed
Monitor vacancy and make the necessary adjustments to meet each clients goals
Maintain accurate and complete resident files in accordance with company policies
Respond promptly to service requests and schedule necessary work to be completed
Monitor delinquency and pursue the correct path to collecting what is owed
Compile and submit monthly financial reports for clients in a timely manner
Maintain and support safe conditions, including reporting any unsafe conditions immediately
Follow necessary protocol to prevent accidents or injuries
Assist Director of Property Management with tasks as needed
SKILLS / QUALIFICATIONS / QUALITIES
4+ years of property management experience
Must have access to reliable transportation - this position requires daily travel between various property sites in the greater Seattle area, with a focus on South King and Pierce counties
Excellent written and verbal communication skills
High computer literacy including MS Office Suite
Organized and able to adapt to a fast-paced job and situational changes
Capacity to remain calm in intense situations
Willing to accept constructive criticism and give appropriate feedback
Working knowledge of property budgets and how they relate to real estate financial performance
