The successful candidate will manage various retail construction and renovation/remodel projects. This primarily virtual based position (with site travel) will be part of an exciting, fast moving and growing business team. The right person for this job will be an entrepreneurial self-starter with dedication to seeing projects through to the end. The Sr. Construction Manager works cross-functionally with a diverse group of stakeholders, managing new store projects from initial deal negotiation, to site analysis, through construction and ultimately handing off to our Operations/Launch team.

Key Job Responsibilities

  • Manage multiple retail/renovation projects and effectively influence, negotiate, and communicate with internal and external business partners including landlords, real estate managers, architects & engineers, store design team members, contractors and vendors.

  • Evaluate site feasibility including customer, delivery access and general prototype program requirements.

  • Create construction estimates for capital requests, and other planning efforts. Create and track project budgets from initial site evaluation through project close out.

  • Deep dive project schedules, change orders and other budget issues to drive improved efficiency for the program.

  • Responsible for approval of developer/landlord building envelope delivery and schedule.

  • Review and approve building plans. Clarify drawings and scope between landlord shell drawings and tenant plans.

  • Establish effective relationships along with an understanding of municipalities permit process and schedules.

  • Lead weekly meetings to keep all partners aligned on scope, schedule, permitting and budget.

  • Responsible for on-site supervision during the construction process to include management of General Contractors, and Owner vendors.

  • Consistently deliver projects on time and on budget.

  • Participate in the design development process to collaborate and value engineer construction methods to reduce time and cost.

  • Manage change order negotiations and contract compliance.

  • Ensure contractor compliance safety/OSHA requirements are met on all sites to minimize risk.

*Virtual Role within a region (West/Central/East); Travel throughout region approximately 30-40% depending on phase of construction.

Basic Qualifications

  • BA/BS degree from accredited university.

  • 10+ years of experience in retail construction management demonstrating progressive responsibility and growth within the construction/facilities industry.

  • Strong project management and preconstruction/construction experience in multiple building types and locations; thorough knowledge of construction process life cycle.

  • Strong organizational skills, business acumen and adept at multi-tasking.

  • Excellent written and oral communication skills with a strongability to communicate clearly, effectively and professionally; demonstrated experience engaging and influencing key stakeholders.

  • Proven track record of taking ownership and successfully delivering results in a fast-paced, dynamic environment.

  • Proficient in Microsoft Applications Word, Excel, Outlook, and Microsoft Project.

  • Experience developing and managing budgets, schedules as well as experience negotiating scope of work with Landlord teams.

  • Experience in negotiating commercial contracts (master agreements / work-orders).

  • Ability to meet tight deadlines and prioritize workload responsibilities.

  • Self-motivated, able to work both independently and collaboratively within a team.

  • Demonstrates willingness to be flexible and adaptable to changing work environment; deals effectively with varying workload requirements; can shift gears comfortably, manages competing demands, delays or unexpected events.

Preferred Qualifications

  • Familiar with Smartsheet, Procore, Salesforce and similar real estate, project and portfolio management tools.

  • Bachelor's degree in facility or construction management, architecture or engineering.

  • Ability to work independently while maintaining all deadlines and critical date obligations.

  • Ability to discern and facilitate critical path forward amongst competing priorities and objectives.

  • Creative, critical thinker with advanced analytical skills.

  • Grocery / Food and beverage experience.
