Property Manager

Job Summary:

The Property Manager is fully accountable for all property operations. The purpose of the Property Manager is to effectively manage and coordinate employees, activities and available resources in order to accomplish property objectives as set forth by the Regional Property Manager and property owner. These objectives will include maximizing occupancy levels and property values. In addition, the Property Manager will train the Assistant Manager and/or leasing agent to assume all duties of the Property Manager in the event of their absence.

Wage/Hour Status:

Full-time. Salaried.

Duties and Responsibilities:

Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.


Ø In conjunction with the Regional Property Manager, the Property Manager will assist in formulation of budgets for each upcoming calendar year. The Property Manager is responsible for staying within the established budget guidelines throughout the year.

Ø Ensures all rents are collected when due, posted in a timely manner, makes sure all bank deposits are made immediately, and deposits are reported to the corporate office on a daily basis.

Ø Performs evictions, utility cut-offs and landlord liens as required on delinquent rents.

Ø Provides constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance. Property Manager is responsible for approving and submitting all invoices to corporate office for payment.


Ø Hires, trains, motivate, supervise, and terminate all on-site staff in order to achieve operational goals of assigned property. This includes new employee indoctrination, annual performance evaluations, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.

Ø Conducts on-going training with office staff; i.e. leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis.

Administrative and Office:

Ø Ensures that lease files are complete and that completion of leases is being executed properly.

Ø Responsible for office opening on schedule, conditions of office and model apartments.

Ø Attends scheduled corporate management meetings, usually held on a quarterly basis at the corporate office.

Ø Maintains records on all aspects of management activity on a daily, weekly and monthly basis. Submits required reports to corporate office on a weekly and monthly basis.

Resident Relations:

Ø Maintains positive customer service approach.

Ø Make periodic inspections with residents of move-in/move-outs.

Ø Reviews all notices to vacate to determine the cause of the move-out.

Ø Initiates and implements policies and procedures to maintain resident communications; i.e. complaints, service requests, etc.


Ø Physically walks and inspects property on a regular basis, verifies conditions of vacant apartments.

Ø Updates board indicating vacancy status on a daily basis. Coordinates with maintenance and make-ready staff to ensure timely recondition of apartments after move-out.

Ø Monitors and schedules all maintenance activities.


Ø Conducts market surveys monthly and provides trend report information. Shops competition and is aware of neighborhood market conditions.

Ø Welcomes and shows property to prospective new residents, handles incoming telephone calls from prospective new residents, and completes appropriate paperwork.

Ø Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.

Pay: From $55,000.00 per year
