We are seeking an experienced Assistant Property Manager to join our team and help us carry out our vision for a tax credit residential building located in the Humboldt Park neighborhood in Chicago, IL. The candidate must be team oriented with experience in affordable housing, residential property management and in providing excellent customer service. Bilingual in Spanish/English is required. ESSENTIAL JOB FUNCTIONS include the following. Other duties may be assigned.

  • Communicates all problems and special cases and makes recommendations to the Property Manager and the Property Supervisor.
  • Is responsible for initial leasing and lease renewals in accordance with policy and procedures set by management and regulatory agencies.
  • Processes re-certifications (i.e., sets up interviews, assist with filling out forms, follows up with processing information, performs rent calculations, prepares leases).
  • Inspects site grounds and common hallways on a regular basis.
  • Monitors make-ready status of vacant apartments.
  • Acts as a liaison and advocate on behalf of the residents to public and private agencies.
  • Assists in collecting rents when due, making deposits electronically and posting to tenant’s ledger in a timely manner.

MINIMUM QUALIFICATIONS

  • High school diploma (minimum); 2-year or 4-year degree a plus.
  • Proficient with Microsoft Office products and property management software.
  • Leasing experience preferred (one year minimum).
  • Must have or be able to obtain within 6 months a Leasing Certificate as required by state.
  • Knowledge of fair housing regulations.
  • Must have/obtain HUD and/or Tax Credit Certifications as required by type of affordable housing program of property.
  • Good communication skills.
  • Fluency in written and spoken English/Spanish required.
  • Confident, positive attitude and manner.
  • Able to interact effectively with diverse range of people.


Job Requirements:
  • Assisting in scheduling occupied apartment work
  • Hire new employees for apartment staff
  • Supervise all vacant apartment make-ready procedures
  • Managing and maintaining all facets of assigned apartment community, including leasing of apartments
  • Cause tenants to keep all belongings inside apartment or storage unit
  • Picking up prepared evening snacks and medication sets for apartment
  • Picking upprepared evening snacks and medication sets for apartment
  • Oversee the general harmony and community atmosphere in the apartment building
  • Conducting an orientation to the apartment for new patients
  • Checking belongings to ensure that contraband is not broughtinto the apartment
  • Preparing and renting vacant apartments as soon as possible after an apartment is vacated
  • Maintain a safe, supportive, clinically sound apartment setting
  • Establishing professional relationships with resident relations and building a true community within the apartment community
  • Provide applications and verification forms for all applicants who inquire about apartment rentals
  • Go above and beyond by knowing the competition and the market area of the apartment community
  • Supervise adult patients in Partial Hospitalization Program(PHP) who reside in the apartment located in downtown Bellevue, WA
  • Monitor and supervise the residents of apartment during the late afternoon hours of program and through the overnight hours at the apartment
  • Coordinate periodic social activities with apartment residents and other MHCD staff
  • Maintain attractive, neat office and/or model apartment and clubhouse at all times
