Real Estate Specialist

The role of Real Estate Specialist is to perform site acquisition, lease negotiation and execution, and zoning/permitting in manner that result in project completion by target completion dates. Perform administrative and operational tasks related to network property and lease management.

Duties and Responsibilities

  • Assist Real Estate department in all aspects of property management including landlord relations, lease payments, sublease receivables, lease renewals, terminations, and composing and processing notices
  • Maintain accurate lease record and payment data across relevant systems
  • Review monthly (including annual payments) rent roll for accuracy and submit for approval
  • Coordinate cell site maintenance and repairs with tower and/or ground owners, vendors, and internal operations teams
  • Assist and support the Accounting department with account reconciliations, audits, and invoice verifications
  • Research subject properties for viability and identify suitable cell site candidates that fulfill coverage objectives for a project (greenfield or colocation sites)
  • Confirm legal access to the site and identify all other conditions, restrictions or other matters that may impact the suitability of a potential site
  • Prepare and submit colocation applications to site owners
  • Execute leases and amendments with site owners and/or property owners
  • Coordinate site visits with construction managers, transport engineers, land/tower owners, and other necessary vendors
  • Obtain NTP or project deliverables such as title commitments, surveys, construction or zoning drawings, site plans, tower elevations, structural analysis or PE letters
  • Review project and NTP deliverables such as surveys, constructions drawings, and lease exhibits for accuracy and completeness
  • Research local jurisdiction zoning and permitting regulations
  • Prepare and submit zoning applications in order to obtain local
  • jurisdiction approvals and permits related to a project including Special Use, Conditional Use, Variance Permits, and SF299 applications
  • Obtain property owner signatures and approvals for any required permitting (ex: private properties, Government entities, Tribes, and tower companies)
  • Attend meetings with Planning and Zoning jurisdictions, public and/or community hearings as required

Minimum Requirements

  • Associates and/or Bachelor’s Degree; or 5 years professional level related experience
  • 1 to 2 years Property Management and/or Telecommunications Real Estate experience or demonstrated qualifying experience

Desired Qualifications

  • Experience in property management and leasing
  • Understanding of rules and regulations pertaining to acquisition of Right-of-Ways, licenses, permits, and other land rights Proficient in principles and practices of office management and organization
  • Proficient in Microsoft Office programs
  • Experience with Lucernex, Site tracker or an equivalent site and lease management software
  • Ability to use GPS based mapping software (MapInfo, Google Earth, USFS TOPO, FCC Info)
  • Basic understanding of accounting principles
  • Strong verbal and written communication skills
  • Analytical and problem-solving skills

Compensation & Benefits:

Hiring Compensation Range: $56,500- $79,100 (compensation determined by the applicant’s education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.)
