Job Summary

Responsible for managing and coordinating the daily operations of all maintenance services and managing the general maintenance services functions including Carpentry, Painting, Service Mechanics, and Building Technicians, regulatory compliance programs, as well as related capital projects, grounds/landscaping, keying/locksmith, equipment repair and signage/graphics programs at the main campus and at satellite locations.

Job Responsibilities
  • Responsible for managing the daily operation of all maintenance services to insure the maintenance and repair of buildings, campus, Landscaping, and signage. This includes the following activities:
    • Routinely tour the buildings and grounds, document and insure repairs.
    • Review new construction, document and report deficiencies.
    • Check for conformance to CHOP standards.
    • Responsible for fully utilizing available manpower through reassignments, additions, and/or deletions brought about by changed responsibilities and work-load trends.
    • Through supervisors, responsible for managing and documentation of work-loads, personnel, time, attendance, supplies, etc.
    • Review and insure up-dated job descriptions, conduct effective interviews, hire qualified personnel.
    • Responsible for promoting skills, work plan accomplishments, on-the-job training, work simplification, supervisory development, communication, and incentive awards program.
    • Upholds the policies of the hospital and takes positive disciplinary actions.
  • Responsible for setting long and short term goals in the evaluation of maintenance repairs, preventative maintenance, and minor construction. This includes regulatory compliance for all structures based on occupancy type.
  • Responsible for overseeing portions the operational budget of the Facilities Services Department and manages the budgets of the carpenter, painter, maintenance mechanic, and building technician groups. Directs and monitors the property and supply program to provide for maintenance of adequate stocks to meet all requirements. Insures adequate records of accountability are maintained and processed. Reviews and manages budgeted man hours and overtime. Manages service contract coordination, monitoring, performance and budgeting. Assists in development of budgets for service contract appropriations. Development, planning and implementation of future service contract needs.
  • Evaluates department strengths/weaknesses. Makes recommendations to management for improving operations. Insures timeliness of repairs and effectively controls the Cost, Quality, and Speed of the work performed. Provides a world class maintenance standard.
  • Manages the planning, design and construction phase of multiple maintenance projects, concurrent and capital projects ranging in size and scope to meet CHOP objectives. Ensures that projects are performed in a manner which eliminate impact to CHOP operations. Ensures that all projects meet or exceed code requirements. Provide for effective and timely project communications between all parties on a regular basis. Assists in developing annual goals and performance improvement plans for maintenance group.

Required Education: Associates Degree in Engineering or Business with related

Facilities experience.


Required Experience:

  • 5 years of progressively responsible experience in management of Facilities trades or related experience.
  • 10 years of Institutional/Healthcare building maintenance experience.
  • Working knowledge of NFPA 101 Life Safety Codes, BOCA, and City of Philadelphia (Building, Plumbing, Electrical, and Fire Prevention Codes).
Preferred Education, Experience & Cert/Lic Additional Technical Requirements
  • Works independently within established departmental and project objectives.
  • Exercises considerable initiative, good judgement and diplomacy in resolving both internal and external conflicts. Consults with supervisor regarding unusual circumstances or problems.
  • Excellent verbal and written communications skills.
  • Strong interpersonal skills and experience in conflict resolution.
  • Ability to achieve progress on multiple objectives running simultaneously.
  • Ability to provide effective departmental and project leadership.
  • Working knowledge of BOCA, NFPA 101, JCAHO, local codes.
  • Ability to organize and develop maintenance database systems; implement and manage training and guidance programs.
  • Must have the ability to work with and relate to people at all levels.
