Purpose of Job

The Manager, Architecture & Design is responsible for the design management of a portfolio of projects, including issue resolution, spearheading the design of pilot projects or prototype applications, in addition to performing senior design functions for various projects. The incumbent must have excellent knowledge of the National Building Code, codes for all jurisdictions within which the Bank builds branch locations, and a deep and detailed knowledge of construction materials, methods and processes.  

The incumbent is accountable to ensure that the premises are designed and constructed in accordance with the business requirements of the user groups, the objectives and standards of the Bank, and municipal requirements, in a cost-effective manner.

The Manager, Architecture and Design significantly contributes to the efficient delivery of work within the department, and manages the flow and content of design and drawing documentation through critical project milestones, such as Project Start Up, Design Review, Drawing Package completion and Project Close Out.

The incumbent must ensure that the delivery of service is consistent with Bank standards and procedures, to customers, branches, Executives Offices’ departments and subsidiaries, as well as ensure the practice of the Bank's Guidelines for Business Conduct.


Key Job Accountabilities

  • Provide timely, value effective, design strategies and advice in accordance with the business needs of line banking or service support groups.
  • Manage a large and diversified portfolio of assigned architecture and design projects and ensure all projects are completed within the time and budget allocated and in accordance with Bank standards.
  • Coordinate and liaise with a team of design and construction experts, including architects, engineers, contractors and consultants as well as landlords, building officials and municipalities, if required, to cost effectively meet project objectives and maintain Bank’s design requirements.
  • Develop and assess applicability of alternate products and applications to advance Bank’s cost and occupancy strategies.
  • Coordinate and provide timely and informative feedback on status of projects and recommendations for any issues or opportunities to Executive, business units, design and construction teams, etc.
  • Provide ad-hoc support as required to Senior Management by researching, developing, preparing recommendations, and carrying out special projects as assigned by the Global Design Director.
  • Provide back-up cross management support for the Design group, when required. 


Skills Experiences and Functional Competencies

  • The Manager, Architecture & Design performs an important role in being accountable as the front-line initiator, integrator and delivery manager of a high volume of design work for the core Bank branch franchise and associated line/head office functions.  This large workload demands good management and performance execution.  The achieved results affect the Bank's going forward business plans, by virtue of cost, operational design and efficiencies and bank image - all affect the bottom line profitability as these decisions affect branch performance and costs.
  • The incumbent must have advanced knowledge of design, construction and business practices in order to adeptly manage the complexity of architecture & design issues in the context of providing real estate solutions for the Bank's representational, operational and business initiatives.  Also, a capacity for cross-functional and multi-disciplinary work, and a complete understanding, with strong execution, of construction and design; negotiating tactics and strategies; quantitative analytics, technology; legalities; municipal development processes; property taxation; finance and accounting is critical.  This know how is required to initiate, establish, co-ordinate, manage and execute the real estate process to obtain desired results, since implemented construction and design solutions have a long-term space and financial impact on the Bank.
  • Strong human relations skills are essential. The incumbent must initiate contact and build communication loops with Bank user groups to assemble cross-department interests and achieve consensus strategy decisions.  As well, he/she must manage a team of internal designers and coordinate with external consultants.  Persuasive, but tactful, negotiating ability and mutual sensitivity are critical and fundamental skills.  Autonomy is expected as self-initiative is required to deal with most situations, but within the broad parameter of Senior Management policy directives/strategies, and concurrent with team conduct to work with colleagues on related issues and to share knowledge.
  • The inherent challenges of each real estate portfolio and project are unique.  A guiding reference to develop solutions and effect good results is not usually available.  As such, the Manager needs conceptual creativity to identify challenges and opportunities, and crisp and clever logic.
  • The incumbent requires initiative, resourcefulness and strong organizational ability to manage a diverse range of interests and issues.  Excellent oral and written communication skills are also required to make verbal presentations and prepare report recommendations. Superior knowledge of computer-aided design software, and experience with Word and Excel is necessary to prepare reports, correspondence, budgets and schedules. A high level of energy, enthusiasm and commitment is also necessary.  A working knowledge of French or Spanish would be an asset for selective situations.
  • The incumbent is expected to be a self-starter, to exercise initiative and to take independent action in managing the real estate process and projects to achieve objectives based on the understanding of real estate policy, guidelines and requirements as agreed with Senior Management.  The incumbent is fully responsible for ensuring the portfolio is managed well and that projects are completed on time and on budget and meet the objectives of the Bank and user.


Education and Other Requirements

  • Related University degree and relevant design management experience
