Position Summary:

The Project Executive has the overall responsibility for the oversight of assigned construction projects from preconstruction to close out.

Supervisory Responsibilities:

Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Key Responsibilities and Essential Functions:

As a member of the KBE Management team:

Understand, cultivate and support all aspects of the Strategic Plan through providing vision, planning and the overall “big picture” to the organization;
Work to “Cultivate Our People” by actively training and mentoring Project Managers, Assistant Project Managers, Project Engineers and Superintendents and provide input into training programs at PM/ Super meetings;
Foster an environment of treating subcontractors with respect and as part of the “team” by conducting subcontractor round tables and lessons learned;
Hold KBE Associates accountable to maintaining strong subcontractor relationships in accordance with KBE values;
Support Business Development through the KBE Advocate program; communicating regularly with Clients to ensure KBE is meeting their needs and facilitating repeat business and strive to become participants and leaders in the industry and communities through attending industry groups, trade shows and community events;
Communicate frequently; be available to all staff to ensure proper dissemination of appropriate information and ensure alignment of goals and efforts;
Donate time on behalf of company for charitable organizations and participate in outside activities and associations to make or improve in house/customer/vendor relationships
Attend initial kickoff meetings with clients and reinforce that any problems that arise need to be elevated in a timely manner.

Consult with Owners, Director, Field Operations and Estimators to become thoroughly familiar with the project requirements and criteria.

Project Management:

Oversee project management process and ensure overall project requirements are met for quality, schedule and cost control
Monitor and assist Project Managers with scope of subcontracts, subcontractor qualifications and timely buy out of subcontractors and vendors
Monitor project schedules to ensure compliance and identify problems
Monitor and review all cost reports and cash flow schedules
Resolve claims for extras/credits with subcontractors and Owners
Attend team meetings regularly
Follow established guidelines for approval and release of special payment terms and early check releases
Review cost reports and job schedules to ensure that Project Managers reflect realistic financial and schedule conditions of each project on a monthly basis
Visit job regularly (bi-weekly at least) to confirm progress is in accordance with owner requirements

Project Management Team:

Actively train and mentor Project Managers, Assistant Project Managers, Superintendents and Project Engineers
Participate in interviews as required
Identify areas of improvement and participates in training of Project Managers.
Participate in performance reviews of staff
Participate in KBE University as an instructor

Owner Contracts:

Responsible for details of owner contracts
Read and understand Owner Contract
Review and approve budget prior to entering in Accounting system
Consult with Estimating Department to become familiar with project requirements as assigned
Review owner requirements to insure billing is per contract terms and conditions
Assist with drafting owner contracts with in-house Counsel and Sr. V.P. of Operations

Work with Preconstruction Department on various projects as assigned to assist with:

Constructability issues
Value Engineering
Establishment of budgets
Overall project schedules
Procurements and securing projects (being point operations person during bid)

Oversee project management process on assigned projects and through working with assigned PMs. May also function as the lead PM on certain projects. Please refer to the Sr. Project Manager job description for lead position details.

Client Relationships:

Establish and maintain communication with clients.
Communicate regularly with clients to make sure KBE is meeting their needs
Facilitate repeat business with existing clients
Resolve disputes with owners, subs, vendors, KBE team members as required

Education, Experience, and Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. BS in Engineering, Construction Management, Business or related field
10+ years of supervisory construction related experience
Leadership ability to manage and motivate employees
Ability to work in a fast—paced environment with flexibility and good judgment
Travel is required for this position

LANGUAGE SKILLS Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

MATHEMATICAL SKILLS Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
