Job Description


POSITION OBJECTIVE

Working as a member of a cross functional, self-directed work team of lead trades workers to troubleshoot, repair and maintain equipment and systems throughout Case Western Reserve University buildings in accordance with blueprints, manuals, codes, and best practices. This is a Lead Plumbing Technician role where plumbing skills will be used in solving backlog, complex plumbing problems, and triaging work between in-house and what needs to be elevated to go out to Contractors.

ESSENTIAL FUNCTIONS

  1. Work with customer services and mechanical coordinators to recognize backlog in plumbing calls within the zones. Work with the zone plumbers to resolve the backlog issues by assisting, putting a team together, or self-performing more complex problems freeing the zone plumbers up to get other work done. (35%)
  2. Independently diagnose and troubleshoot malfunctioning building plumbing systems. Assist zone staff when called upon to do so. Assist other lead trades workers within the team. (25%)
  3. Work with the facilities engineer in implementing recommended changes to mechanical and plumbing systems by working with the zone technicians, lead trades team, or individually. (15%)
  4. Maintain confined space, sewer, drain and camera equipment. Fill and drain all irrigation systems throughout the campus every spring and fall. Be lead on smoke testing buildings. (10%)

NONESSENTIAL FUNCTIONS

  1. Relay pertinent information to the mechanical coordinators on problems that will need to be sent out to a contractor. Assist in meeting with the contractor to review the job scope. (5%)
  2. Accurately maintain associated records. Ensure that all plumbers record proper information into the work order system (e.g., locations, hours worked, billable account numbers, contact names and numbers, etc.) for use by the management team. (5%)
  3. Relay pertinent information to the assistant director on performance issues in the field. (4%)
  4. Transport and install equipment necessary for mechanical work throughout the university area. (1%)
  5. Perform other duties as assigned. (<1%)

CONTACTS

Department: Frequent contact with department staff regarding workflow.

University: Regular contact with all members of university to exchange information and resolve issues.

External: Occasional contact with vendors and contractors to exchange pertinent information.

Students: Contact with students in work Zone as it pertains to skilled trades' maintenance.

SUPERVISORY RESPONSIBILITY

This position has no direct supervision of staff employees.

QUALFICATIONS

Experience: 10 years of experience working in the plumbing and mechanical field, preferably in an institutional, heavy industrial, or light commercial environment but residential experience is acceptable. Experience in more than one discipline is desirable; welding, pipefitting, fire systems, backflow, etc. but not required.

Education: High school education is required. Technical education or licensing is preferred from a credited vocational training program or completed apprenticeship working with a mechanical or plumbing contractor repairing or replacing plumbing and or heating systems. Valid driver's license free of significant violations.

REQUIRED SKILLS

  1. Must be able to read technical drawings but must also be sufficiently familiar with systems and equipment to diagnose problems without prints. Ability to interpret processes, flow charts and schematics.
  2. Familiarity with the proper use of basic hand tools, power tools, and safety equipment.
  3. Must be able to work well both independently and as a member of a team.
  4. Must be familiar with hazards typical to the institution (radioactivity, asbestos, chemicals, etc.) and related safety equipment and procedures. Training to be provided.
  5. Technical proficiency in diagnosing and maintaining plumbing systems and equipment is essential. Must be able to identify and repair problems without supervision.
  6. Must be able to use a computer for informational purposes, work orders, emails, troubleshooting and diagnosing complex problems.
  7. Ability to meet consistent attendance.
  8. Ability to interact with colleagues, supervisors, and customers face to face.

WORKING CONDITIONS

The employee can be directly exposed to the following hazards in the work environment: animals, moving machinery, blood borne pathogens, chemicals, commercial cleaning solvents and oils, confined space entry and / or restricted access, excessive noise, fumes, dust, pesticides or herbicides, radioactive materials, and repetitive motion. Personal protective equipment (gloves, hard hat, hearing protection, protective eyewear, safety shoes, and respiratory protection) is provided. Must be able to lift up to 100 lbs. Must be physically capable of reaching any area of facilities with tools and materials, including roofs, tunnels, and catwalks; this may involve frequent balance, frequent bending, stooping, stretching, crawling and climbing. Must be able to pass required physical examination.
