Pay: $18.00/hour, plus commission

Schedule: Tuesday - Friday, 9:00pm - 6:00pm, Saturday 9:00am - 5:00pm


Roundhouse, a rapidly growing developer, and manager of diverse real estate projects is seeking a dynamic individual to fill the position of Leasing Consultant. Founded in 2008, we have operations in four states with over 7,000 multi-family units and over 1.5B of assets under management. The Lease-Up Specialist oversees activities related to apartment rentals, move-ins and move-outs, and lease renewals for the currently assigned property. The Lease-Up Specialist will serve as a leasing mentor to Leasing Consultants and as the community marketing ambassador to achieve maximum occupancy and ensure resident retention and client satisfaction.


Your responsibilities include but are not limited to:

  • Generates and handles traffic, qualifies prospective residents, leases apartments, prepares lease documentation, and completes move-in paperwork and processes.
  • Reviews and ensures lease applications have accurate information and payment has been collected before forwarding to the property manager for approval.
  • Conducts outside marketing and employer outreach and reviews Internet and marketing ads.
  • May be required to perform marketing functions, such as identifying the target market, developing and implementing marketing plans, and coordinating, qualifying, and updating advertisements.
  • The Leasing-Up Specialist is responsible for effectively leading the leasing team and accomplishing effective leasing, marketing, and positive resident relations
  • Conducts training as needed and coaches leasing consultants to obtain optimal performance.
  • Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy
  • Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.
  • Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
  • Monitor leasing/renewal progress, focusing on areas needing additional support.
  • Creates and maintains resident files, including reviewing move-in paperwork with new residents.
  • Shops competitors and completes the weekly market survey.
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
  • Ensures excellent customer service to prospective and current residents and promotes a Roundhouse living experience for all.
  • Inspects buildings and grounds to ensure safety and cleanliness and alerts maintenance to items that need to be repaired.
  • Ensure leasing and marketing compliance and consistency with Company policies and procedures
  • Complies with all company policies, applicable health, and safety rules and regulations, as well as applicable local, state, and federal laws.

Requirements:
  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Basic level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint and Excel.
  • Excellent interpersonal skills to effectively and sensitively communicate with all levels of management.
  • Sensitivity to confidential matters is required.
  • Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
  • Ability to relay technical concerns with adequate detail, quickly, and accurately.
  • Ability to use general office equipment, such as telephone, printer, copier, and key track system.
  • Strong organizational and time-management skills.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Must maintain a valid driver's license, clean driving record and current auto insurance is required.
  • Must comply with all safety requirements.
