S.V.P., Development - Retail

Position Summary:

The incumbent will be responsible for establishing and implementing development construction policies/strategies for the Retail division.  Prepares development plans, functional or cost analysis of proposed projects and coordinates design and construction activities.  

Job Duties:

  • Oversees all design and construction activity in the development department.
  • Establishes policies and procedures for development department.
  • Identifies and evaluates developmental activities, including preparation of financial feasibility analyses.
  • Preparation and presentation of project budget and proforma to Management for capital approval.
  • Ensures necessary Governmental permits and approvals are secured in compliance with project schedule.
  • Prepare, monitor and update project schedules.
  • Reviews and approves all schedules for project planning, processing and land development.
  • Prepare and present monthly financial forecast updates (OTC) for projects under construction.
  • Review and approve bid spreadsheets and change orders during construction.
  • Manage and direct general contractors and consultants during pre-construction and construction.
  • Review, negotiate and process contractor and consultant contracts and change orders.
  • Check work progress to ensure compliance with construction documents and schedules.
  • Ensure the projects are closed out according to company guidelines. 
  • Coordinate projects with tenant coordination, leasing, design, operations, accounting, and marketing.
  • Manages preparation of all plans necessary to develop the project.
  • Assess feasibility for potential site acquisitions including: property condition and environmental reports, entitlement probability, financial and market analysis, initial product identification, environmental studies, engineering and land use studies, etc.
  • Analyze, and value prospective acquisitions; negotiate with prospective sellers; coordinate due diligence and confirm purchase assumptions throughout the due diligence period
  • Responsible for managing and overseeing the planning and entitlement process, including representation before municipal and other regulatory boards, working with land use attorneys, land planners, architects, engineers and other consultants, and local officials.
  • Manage all phases of the development from the time of initial site acquisition through stabilized occupancy
  • Lead role in design and construction management
  • Responsible for administering design and construction contracts, establishing scope, pricing, performance, and adherence to budget and schedule
  • Prepare well-written and documented packages for development, acquisition, and disposition activities
  • Selects, mentors, and leads a team
  • Perform other related duties as assigned

Minimum Qualifications:

  • Bachelors Degree, Major Construction Management
  • Masters Degree, Preferred
  • 10 to 15+ years in planning and execution of retail development projects
  • Effective Leadership abilities
  • Excellent verbal and written communication skills
  • Excellent presentation skills
  • Excellent organization, and collaboration skills
  • Ability to work with all levels of the organization
